Debt Service Coverage Ratio

DSCR Investor Loans are a type of real estate investment loan designed mainly for people who buy rental or income-producing properties. Instead of qualifying based on your personal income, lenders qualify you based on the property’s rental income.

What “DSCR” Means

DSCR = Debt Service Coverage Ratio

It measures whether the property generates enough cash flow to cover the loan payment. (Wikipedia)

Formula:

DSCR = Rental income ÷ Monthly loan payment

Example:

  • Monthly rent: $3,000
  • Mortgage payment: $2,500

DSCR = 1.20

That means the property earns 20% more than needed to pay the mortgage.

Typical lender requirement:

  • DSCR of about 1.0 – 1.25 or higher.
